Potential problems to be assessed

In most condo buildings constructed between the 1980s and 1990s, chimneys were built to pass through an open common shaft. These constructions are no longer compliant, because if a fire breaks out on one of the floors, it will enter the shaft and spread easily and rapidly to the floors above.

How can we rectify the situation?

The correction to be made is to delay the spread of fire from 45 minutes to two hours between floors, by constructing separate technical shafts, or by other engineer-approved insulation measures, depending on the type or building code requirements.

Steps to take

  1. Determine whether the building has the problem in question by contacting a building engineer, who will analyze the site and issue a report.
  2. If a problem is detected, residents must :
    • Decide whether to replace or condemn the fireplaces. The choice of this step is important because electric, wood or gas fireplaces have different types of venting and different standards to meet, which influences the corrective measures suggested by the engineer. Residents can choose the type of fireplace they want, and are not forced to choose the same models.
  3. Once the engineer’s report has been submitted and approved by the municipality, residents must have the cost of the work estimated and apply to the municipality for a permit.
